The Tenancy Agreement
Once we have approval from the referencing agency, we shall draw up the tenancy agreement. Unless letting to a company in which case we shall use a Company Letting Agreement. We generally recommend a twelve month agreement with a six month break clause option which will give both parties the option to end the tenancy after six months by giving two months notice
Moving In
On the agreed move in date the tenants will visit our office where they shall pay the balance in cleared funds and set up a Direct Debit for all future rental payments. We shall then visit the property with the tenants to prepare a schedule of condition and make a note of the meter readings. These readings will then be held on our records in case of any discrepancies
Insurance
We are Appointed Representatives for HomeLet and therefore can provide information on Landlord and Tenant Insurances.
Energy Performance Certificates (EPC’s)
From the 1st October 2008 all rented properties require an Energy Performance certificate before they are marketed. The certificate lasts for 10 Years
Gas Safe Certificate
All rented properties require an annual check of the gas appliances which must be carried out by an approved Gas Safe engineer and a copy of the certificate must be provided to the tenant
NICEIC Electrical Certificate
The Landlord and Tenant Act 1985 requires landlords to ensure the electrical installation is safe when the tenancy begins, and that it is maintained in a safe condition throughout that tenancy this is done by means of an NICEIC Certificate and must be carried out at least every five years or when a new tenancy begins
Portable Appliance Testing
If any electrical appliances are provided i.e. (cookers, kettles, toasters, washing machines, immersion heaters, etc) as part of the tenancy, the Electrical Equipment (Safety) Regulations 1994 require them to ensure the appliances are safe to use when first supplied. Each time the property is re-let, it will be classed as supplying to that tenant for the first time and will require a new PAT Test the certificate must also be renewed annually
Furniture & Furnishings Fire Safety Regulations
The regulations set new levels of fire resistance for domestic upholstered furniture, furnishings and other upholstered products and act as secondary legislation under the Consumer Protection Act 1987. All furnishings must under go 2 tests: match test and cigarette test. All furnishings must carry labelling, proving that they have undergone and passed the test.
Taxation
If you are a UK resident Knightons are not required to stop any tax at source and would advise you to seek the advice of an independent accountant in this matter. However if you reside outside of the UK please contact a representative of Knightons.
